PROPERTY MANAGEMENT SERVICES SUMMARY

 

  • Inspection of property with Owner and discussion/decision on rental amount

 

  • Advertise the property – internet websites (Zillow, etc), our website, sign in yard – paid by Horner & Newell, Inc.

 

  • Showing of the property

 

  • Screening of applicants – personal interview, credit bureau, employment and previous rental reference

 

  • Collection of and holding of security deposit – usually equal to one month’s rent – paid by Tenant when lease is signed.  This is held in escrow by Horner & Newell, Inc. until the Tenant has moved out and a final inspection is done of the property.  Owner may not hold security deposit.

 

  • Preparation of lease documents

 

  • Move-in and move-out inspections

 

  • Collection of rents – rent is due in the office no later than the 5th of the month.  Pay or Quit notice is sent if rent is late, and if necessary, Unlawful Detainer is filed and Agent will appear in court on Owner’s behalf for collection of rent

 

  • Owner’s statements and checks are sent out on the 15th of each month.  Automatic deposit and emailed statements are typical, but paper check and statement could be done if necessary

 

  • Annual reminders to Owner prior to lease expiration for possible rent increases (if this is your desire), renewals, terminations.  Proper notice given to the Tenant

 

  • All maintenance calls come to our office.  We will handle each situation according to the desires of the owner and schedule repairs when allowed.  We are available to the tenant after hours for emergency maintenance issues.  We have a preferred list of vendors available to make service calls

 

  • Year-end summary to Owner with IRS 1099 form reporting gross rental income
